    Property management is a rewarding as well as a challenging role. While on the one hand, it is a special privilege to help people find their perfect homes, assist them with questions, and build relationships, on the other hand, the constant juggling of responsibilities and priorities requires special skills.

    One of the biggest metrics that property managers keep an eye out on is resident satisfaction. This helps drive retention and positive word of mouth keeps prospective residents interested in a property. Here are 3 ways for property managers to increase resident satisfaction.

    Keep Your Property Landscape Looking Impeccable

    No matter how big or small a residential community is, there is a sense of pride that residents want to feel when they think about living there. If the grounds aren’t well-kept they are not going to feel this pride. While planting seasonal flowers and ensuring constant maintenance of the grounds is a good way to keep your property looking beautiful, these can be labor-intensive and time-consuming activities.

    Landscape lighting is the perfect solution to the problem of resource allocation. Set them up once and enjoy its benefits for a long time. Outdoor LED lighting in particular lasts through different seasons and has a longer lifespan than halogen lights. Using outdoor landscape lighting that requires minimal maintenance, helps free up your team’s time that they can use to complete service requests, or make upgrades around the property.

    In addition to creating an inviting warm ambiance that your residents will love coming home to, landscape lighting also serves as a security measure. It lights up darker areas of your property and is comforting for residents who may return late at night from work, or those who may park their cars further away from their homes.

    Plan Events for the Fur Babies

    If you are a pet-friendly property, you already have an advantage. However, saying you are pet-friendly and showing you are pet-friendly are two different things. Amenities such as a dog park, or pet washing station are attractive to pet owners. However, they may take some investment and approvals from the leadership team.

    Hosting pet events is a great way to show your residents that you not only value them, but you also love having their pets around. Consider tying up with a local pet business that may be open to co-hosting an event on your property. Throw in some toys, bring treats, and invite four-legged residents to come and socialize. Not only is this a great way to show residents that you appreciate them, but also to create a sense of community on your property. Help neighbors get to know each other. This helps residents feel a sense of belonging and elevates your property from being purely transactional to more personal.

    Communicate Well With Residents

    More often than necessary, small inconveniences can snowball into major dissatisfaction for residents. Often, this is because of a miscommunication or lack of communication between the property management team and residents. Get ahead of this by keeping residents informed on things such as planned maintenance work, or updates on service requests.

    In addition, it’s always a nice touch to write a note to wish residents on special occasions, or alert them to any pending charges on accounts. As in any relationship, clear communication is one of the best ways to increase resident satisfaction.

    Being a property manager is no easy task, but armed with these tips you can make big and small differences on your property that will help resident retention and increase prospect interest.
