    One such techniques, that has been around since quite some time now, is modular construction. Many of the industry experts believe it to be one of the important factors for growth in 2022, which makes modular construction something worth considering.

    What makes modular construction an excellent building process is it offers a convenient and innovative alternative to traditional construction techniques, making modular construction a revolutionary in building process.

    Cold formed steel (CFS) modular construction uses factory built CFS frame modules. It has the ability to cut down the build times in a highly controlled environment, which in turn saves on both money and time required for construction companies. Cold formed steel as a building material is flexible and scalable along with having high strength to weight ratio. This makes CFS the ideal material for construction.

    What Happens in Modular Construction

    The rising trends in modular construction brings in opportunities for firms to specialize in modular building like hotel rooms, bathroom pods, office buildings, etc. The building modules are assembled into any desired shape or size. This is done by stacking the modules or by fitting them next to one another. The modules allow faster and convenient assembly in many applications since they are fitted for heating, plumbing and internal finished, and are pre wired for electricity.

    These individual modules are then transported to the site of construction, put into place by cranes and them assembled. This allows building a structure in a safe, secure and a stable manner on a reduced timeframe. Creative interiors can be fitted in the modules too like interior walls, stairs, etc. for creating a custom building.

    1. Since the modules are built in a controlled environment, they do not cause any pollution that can be normally seen in a traditional building process. This also leads to no disruptions and projects delays due to weather and environmental issues.
    2. Modular construction offers project completion of time with lesser budget compared to other alternatives. In comparison, modular construction can be 50% faster than the traditional construction methods.
    3. Even if the off-site factory space requires a small investment, modular construction can increase the number of projects managed in a year without spiking the expenditures that normally come with traditional building process.
    4. A controlled factory setting allows efficient use of inventories for building the modules, while the leftover materials are recycled for future projects. This greatly reduces the construction waste. It has been proven that waste reduction can reach up to 90% due to modular construction.
    5. Being pre fitted with electricity, heating and cooling, and plumbing allows for access to the required functionality for building owners and tenants.
    6. The possibilities for expansions and renovations can be handled well with modular construction as the additional modules are be created in the factory and then attached to the existing building.
    7. The individual parts of a building can be transported and assembled easily.
    8. The labor required is cut down as the modules assembly requires less workers on construction site. This also reduces the safety risks typically seen on building sites.
