If you own a commercial or industrial building, you have a keen understanding of all of the challenges owners are facing now. The pandemic sent a shock wave through the commercial real estate industry, as supply chain disruptions and work from home orders changed economic conditions and overall commercial company profitability. Consumer spending shifted from in-store purchases to online shopping almost exclusively. Owners of properties had to become far more cautious with how they spent and invested their money, and needed to preserve capital as they faced potentially declining occupancy.

In the wake of these changes in the commercial market, building owners still had to keep up with maintenance and construction projects related to their properties. Being able to showcase a building that is in great shape when you are trying to attract good tenants was key to keeping occupancy at an acceptable level. When owners were looking at big projects on their buildings, like replacing a commercial roof, it became more important than ever to hire the right contractor for the right price.

Get Estimates and Carefully Review the Written Proposal

If you need to get your commercial roof replaced, it’s worth investing the time and energy to hire the right contractor. The first step is to identify potential companies who can give you an estimate for your roof replacement project. You will want to look for Commercial roofing experts that have been successfully serving your area for well over 20 years.

Each potential contractor should provide you with a detailed estimate of the costs involved, and the work that will be done on the project. They will also need to specify the type of roof they will be installing, and the materials to be used.

Check with Your State Contractor Licensing Board

Before you hire a contractor, you will want to check to make sure they are properly registered with the state. Every state has its own version of a Contractor’s Licensing Board. The exact name of the organization varies depending on the state you live in. For instance, in New Jersey, you will find this organization under the Division of Consumer Affairs.

When you make your inquiry, you’ll be able to make sure that the contractor’s license is valid, and they are in good standing. You can also check to see if they have any complaints or adverse actions against them.

Do Your Online Research and Check References

Before you sign your contract, it’s also a good idea to spend time doing online research on your potential contractors. You can find a wealth of information when you read through the online reviews for each of the companies. Customer reviews can give you great insights into the quality of work done, and the level of customer service too.

You will also want to ask the contractor for references for similar jobs they have done. When you talk to the references, make sure to ask about the integrity of the company and how good they are at providing options and solutions that really meet your roofing needs.
